We are in the middle of purchasing our first home,well more like still looking to buy. We started looking and then realized there was some things to fix on the good old credit report. Like a lot of Americans credit reports showed a bit of problems. Things that had not been paid that we did not know about. For instance, hospital and doctor's bills that had never been submitted! Now how did they not submit that to the insurance 5000 dollars of it. So, after I called my insurance they went back and fixed it so from 5000 it went down to only 700. One thing I need to press to people is always check your eob. Also, pay attention to student loans and other loans,credit cards,etc. There are income to debt ratios you have to think about because the banks certainly do.
After things were fixed and we got that gloriouspre-approval letter we got to work looking at homes. We saw lots of homes beautiful homes and um not so great homes. Then we found a house that was amazing, so we went to make an offer. This house was on the market 1 whole day and there was already 8 offers! We made the offer then got scared. We got cold feet. We were up all night trying to figure out how to make things work. Then once again a bomb was dropped on us. My student loans haunting me once again. Now I pay them faithfully every month likea good little person who is terrified of debt collectors would. But then it happened, my mortgage counselor said I needed to pay off more of it. Which I did. We were ready again to look. So we went out with the realtor and saw more homes and fell in love with one. The home was was perfect for us once again and then we made an offer. We felt good about this one, but then our offer was rejected. Cash won FHA lost. So it is back to the drawing board,again. We got more listings but one house that had potential was too far from work. Looking for a home is going to take a while I think, I just hope we find one before the baby is due. I would love to have a nursery to plan.
